The Department of Veterans Affairs offers a benefit program for Veterans to obtain the dream of home ownership under very favorable terms. The VA guarantees Georgia home buyers up to 25% (or $104,250) of a VA mortgage loan for Georgia VA approved mortgage lenders so Veterans do not need a down payment on a home that is $421,100 or less. Veterans can obtain a Georgia VA mortgage for up to $1,000,000 but will be required to provide a down payment for a VA mortgage loan over the Georgia FHA loan limits of $421,100.

VA GEORGIA MORTGAGE LENDERS ELIGIBILITY

BASIC VA MORTGAGE ELIGIBILITY INCLUDE:

• All discharges must have been other than dishonorable

• Veterans must have served a minimum of 90 days during specific wartimes or 180 days during peacetimes, or 24 continuous months between 9/7/1980 and today
• Reserves Members & National Guard must have served a minimum of 6 years There are other guidelines required to get your Certificate of Eligibility for a VA mortgage loan, but those are the most basic.

VA GEORGIA MORTGAGE LENDERS QUALIFICATIONS

The VA is not a lender, so you will still have to meet income-to-debt ratio, credit and proof of the ability to repay the loan before you can qualify for a VA loan in Georgia. The home purchase must be appraised by a VA appraiser and you must have funds for the VA funding fee.
